One in four Montreal apartments is afflicted by mould, but complaints to the Régie to force a landlord to act can take years.
Steve Q
I would suggest to not pay your rent if it’s the case, you are then forcing the landlord to bring you to the régie and thus turning the table around. If he/they want their rent, they have to fix the problem, that’s it. And if you want to be legit while doing so, you deposit the rent at la régie.
Of course by doing is not a guarantee that the landlord will fix the mould problem, but more often than not, it makes them act much faster.
Ephraim
More than a little Catch-22…. get the landlord to fix it.. now does it mean he has to renovate to fix it, forcing you out of the apartment for months? Does it go to the regie for an increase in rent to off-set the cost of fixing it, making your apartment dearer, so in the end, you really pay for it, or does it legally make the place uninhabitable (like black mould) and therefore insurance has to be called in and the building demolished, so you have no place to live.
(And then of course, we have the question of who caused the mould. Can a landlord go after a tenant for undue care to his property?)
Kate
Ephraim, isn’t that kind mould caused by a degree of structural neglect that goes beyond anything a single tenant can do to a building? Maybe unless they were running a grow-op.
Ephraim
Sorry Kate, but no. Sometimes as simple as not turning on a ventilation fan when showering, humidifiers, using a dryer that isn’t vented outside are all sources of such kinds of mould. Once it starts, it grows. You would be shocked how much damage a single tenant can do over a number of years.
Heck, you would be surprised the amount of damage that a single tenant can do in a number of days. I have a broken sink caused by a dropped old fashioned glass into a bathroom sink.

In Beaconsfield, a court has ruled against a developer wanting to force that city to allow a property development in Angell Woods.

The roof of an industrial building in Montreal North collapsed overnight. Nobody was hurt, but this is one of a string of collapses around southern Quebec this season.

Two years ago, a man sitting in a north-end Italian café was shot dead because he had the misfortune to resemble an alleged mafioso. Two men are on trial for the killing, but one has been forced to leave the trial because he’s too sick to continue.

Another urbanist voice speaks out against the Royalmount project, now that the city has said it will do nothing to delay it.
Steve Q
It’s time to stop complaining about that project. Just let them do it. Elected officials and urbanists need to focus on our commercial street which are already struggling as we speak. Saint-Denis comes to mind among others. Therefor, put more energy on actual commercial streets and quality of life in neighborhoods rather than trying to block what other people want to do. Lower commercial rent for mom and pop businesses, make sure the sidewalks are not a huge skating rink, make more affordable housings available for families and elderlies, start taking action against all these air b n b that are taking appartments of the markets etc…
Chris
“rather than trying to block what other people want to do” -> and you then proceed to advocate against AirBnb, which is merely ‘what other people want to do’ with their property.
Consider that ‘what other people want to do’ affects yet other people and society needs to have an understanding and rules about what can and cannot be done when it affects others. There’s a good case against both AirBnb and Royalmount for this reason.
dwgs
Also, how can you claim to be for mom and pop businesses on the traditional commercial streets while advocating for the type of development that draws people away from independent businesses?
Jack
This project is so bad I now want it. By all planning estimations it will cause gridlock on the most heavily trafficked intersection in the province, so thats a good thing. Because let’s be honest, that will be the only way to get individuals out of their cars… is if they are stationary.
Steve Q
Chris: The developper has a permit. A legit permit given by the municipality. On the other hand Air bnb doesn’t play by the same rules as other players. The same with renters who are renting appartments while their landlords are not even aware of it. Or landlords that are also not going by the city and provincial rules. If Air bnb gets all the necessary permits to operate such business and if they pay the taxes, insurances etc. like others, then I don’t mind at all. But it’s not the case.
Kevin
Tell CAQ voters in Laval and neighbouring suburbs that not only will their commute be slow because of REM construction, but because of Royalmount too.
